Beaver, the OC, CA mover here...just saw a two income couple, who are moving from Lake Forest to Ladera Ranch...their current home was purchased in '06 for $670K and is on the market for $549K....they haven't sold and intend to lease the home....

I believe they are buying a newer home for a much reduced price, and, will eventually let the older home go back to the bank.....

It is interesting to see this type of move occurring higher in the "housing food chain " ... lots of this stuff is going on in the Inland Empire

It is an encouraging sign that they will use a mover....

Sold my home last week for 8,900 under asking (listed 236,900 recieved 228,00) and am now officially in the renter club - always wanted to do the sublet in big city (Philly) thing. Depends on ze market though I probably could have received close to 250,000 two years back. Then again, the house was purchased for 15,500 in 1966....guess I'll be a "market turnaround" (yeah right) stat for March.

If they live in my area, over half their after-tax income would go to principal, interest, insurance, and property taxes. Their total payment would be around $1700. I guess they can technically "afford" the house, they just can't afford anything else.

I know this is just an example they're using, but it represents how the NAR tries to convince people it's normal for people to have most of their after-tax pay going to a hosue. There are suitability guidelines to prevent brokers from promoting risky investments to a family with $60k/yr income and $60k of cash. Yet Realtors can promote the idea that it's good for this family to take their $60k and use it as a down payment on a $300k house. It seems like it should be a crime.
